Rental Rates and Features

Fishing Bay Estates' energy efficient, terrace-level apartments have the following: a large bedroom with lots of storage space, separate kitchen with electric range and frost-free refrigerator (some with dishwasher), bath with tub/shower, living room/dining room combination, and covered porch. The units have carpeted or laminate floors, air conditioning and some have features that make them more accessible to persons with disabilities.

The basic monthly rent for the one bedroom apartments is $610 per month, plus electricity.  A security deposit is required and, if applicable, a pet deposit of $250.  Initial leases are for one year.

 

Eligibility Criteria

Fishing Bay Estates is a mixed income apartment complex which primarily serves elderly households (definition of elderly:  62 years old or older; disabled of any age).   There are no asset limits, but the adjusted gross annual income (gross income minus medical/disability deductions)  normally cannot exceed the moderate income limits set annually for Middlesex County, VA by USDA Rural Development.  Temporially, there are no maximum income limits .

While most incoming tenants will pay full rent plus electricity, HUD Section 8 vouchers are accepted and when available, USDA 521 Rental Assistance.

Credit, rental and other history are reviewed initially and incomes are verified annually.
